The practice of Wood & Loach was established in 1902 as Letting and Management agents, and subsequently merged with Barnard & Cook to form Barnard Cook Wood & Loach, better known and BCWL. These days the company trades as Barnard Cook with the same principles and service level which we have upheld since the start and with over 115 years of experience in this field. 

What is our aim?

Our aim is to provide a professional service with honesty and integrity, at a competitive price and to maintain and enhance the value of a client’s property asset through pro-active management. As managing agents we are the buffer between landlords and tenants, being qualified and experienced to know how to deal with issues effectively and efficiently. 

What type of properties do we manage?

We manage a wide range of property types including residential ground rents, regulated tenancies, assured shorthold tenancies for houses, flats and maisonettes plus commercial tenancies, portfolios, blocks, estates and even some parking spaces and garages.

What is our client base?
We have a varied client base, ranging from Buy to Let investors with a single property to clients with mixed portfolios. We realise that every client is different and what they require of a Managing Agent is also different so we tailor our service to suit, but above all we pride ourselves on providing a personal and professional service to ALL our clients.

Is Barnard Cook capable of handling a large portfolio?

We are happy to advise clients upon the merits of disposing of properties and/or acquiring new ones, thus ensuring that their capital investment is not only maintained, but through positive management it also produces maximum returns. Our dedicated accounts department is also equipped to deal with large portfolios and our team is experienced in many aspects of land aquisition, development, renovation and more. 

How will we find your tenants?
We have a large database of tenants and applicants that we can market your property to. Barnard Cook also enjoys an excellent reputation locally and many would-be tenants are recommended to us.
We also use all the conventional methods for finding a tenant including: Advertising on multiple websites & portals (including Rightmove and Zoopla), mailing lists, ‘To Let’ boards, office displays, property lists and more.

How do we charge?

We appreciate that some clients only want us to find them a tenant and then manage their property themselves, while others will want a full property management service, so we offer a choice of services. Whatever option is best for you we will agree a simple transparent fee structure with no surprises. This is something that we believe sets us apart from other agents who are known for their hidden fees. 


Can we act for clients based Overseas?

Yes, for clients who are resident overseas and can help you comply with HMRC regulations relating to overseas landlords.
 

Fees

Let Only Service - 8% +vat  /  9.6% inc vat

Let & Managed Service - 12% +vat  /  14.4% inc vat

 

Landlords may incur additional charges for services from external providers such as Inventory Companies, Gas Engineers, Electricians etc in order to comply with regulations (such as Gas Certs, EICRs etc).
